Special construction permit for Belgrade Waterfront – Law changes essential for the most complex works
As stated in the explanation, Proposal of amendments to the Law on defining public interest and special procedures for expropriation and construction permit issuance for implementation of Belgrade Waterfront, it is a special permit for construction works.
Preparation works imply demolishing of existing facilities, infrastructure relocation, field cleaning, ground works and field sounding.
It was added the investor encountered problems in practice i.e. that it cannot carry out demanding, most complex facilities in construction sense unless the law changes.
The law specifies that the facilities are over 30.000 m2 and that the works will be implemented in two stages.
The first stage for which the construction permit is issued comprises works on construction of foundation of the facility while the second stage of the main facility construction which is also constructed in two stages, end of all other works is planned.
Lex specialis on Belgrade Waterfront was adopted at the Assembly of Serbia in April this year. The law implies that on 177 ha, more than 1 million m2 residential area, app. 750.000 m2 office and commercial space and health care space and app. 242.000 m2 new green areas.
