Although the majority of investors which have arrived to Zrenjanin in the past few years have decided to build their operations from the ground up, through so-called greenfield investments, there are those foreign and local investors which want to start their business in the existing office or production space.

For that purpose, the competent city authorities have information on free capacities in former production and business giants available at any moment.

The former carpet factory Proleter probably has the most free space available. It has been bought out of bankruptcy by the Russian businessman Vladimir Antonov. The former factory took up a large area and, although a part of it has been leased in the meantime, 35,000 m2 of hall space and over 10,000 of land is still being advertised as available.

Empty facilities are also available in Minel (in bankruptcy), Mideri, Termika... Empty space is being leased in the Agricultural Cooperative 4. oktobar in Banatski Dvor and in the former slaughterhouse in Lazarevo. It's interesting to note that the former printing house Buducnost has also recently started leasing space. Over 3,500 square meters is on offer. It's true that the space hasn't been maintained for a long time, but it's possible to organize, through investments, the production or some other activity in the currently abandoned facilities.

According to some estimates, there's 55,000 square meters of available production and storage space in the city. The problem is, however, that, in so-called brownfield investments, it usually turns out that property relations aren't settled. Due to unpaid bills, in many of these premises there's no electricity, water, or gas, so greenfield investments often turn out to be a better option for potential lessees and investors.
