MujEn to build another apartment hotel on Kopaonik – Opening in December 2019

Kopaonik will welcome the skiing season 2019 with new accommodation capacities. The Novi Pazar-based company MujEn, which already owns an apartment hotel in this ski center, started building a new facility in Vikend Naselje in April.

The new villa Harmony by MujEn will have 30 apartments of 24 to 60 m2. Harmony will operate as part of the MujEn Lux chain.

– The opening of the new facility is planned for December 2019 – MujEn says for our portal.

The new facility will be located only 50 meters away from MujEn Lux, which has been operating on Kopaonik successfully for years.

When it comes to additional features, the future Harmony facility is meant to use all the available features of MujEn Lux, as it will be built in close proximity to it – the spa center, the outdoor and the indoor pool, the saunas, the jacuzzi, face and body massage, the children's playground and others.

New sale concept – American franchise


MujEn will implement a new way of sale in this project, as they say, the so-called American franchise.

– The apartment sale system is such that the buyer is enabled to sign a lease agreement with our agency following the purchase. This is just a possibility, not an obligation. If they decide to accept our offer, a lease agreement is signed simultaneously with the sales and purchase agreement. Under the lease agreement, MujEn obliges to pay a monthly rent for the subletting of apartments throughout the year to the owner, that is, the lessor – the company explains.

The agreement is signed for five years with the possibility of extension. As they explain, after the agreement is signed, the apartment is in their care. The costs of maintenance, cleaning and repairs are shouldered by the company in full. The lessor also has the right of staying in their apartment for two weeks each year, in the period from March 1 till December 1. The rent is paid to the lessor during their stay as well.

– The purchaser of the apartment, that is, the lessor, has the right to unilaterally terminate the agreement. The only obligation is for the lessor to notify the company three months before the termination. On our part, a unilateral termination of the contract is not possible, unless we pay out the entire amount in advance for the leasing period of five years, as per the agreement – MujEn adds.

The uniqueness of this sale system, they say, is reflected in the rent price paid by the company to the owner of an apartment. The monthly rent is different for each apartment and depends on its area. For example, the owner gets EUR 452 a month, that is, EUR 5,428 a year, for an apartment of 40 m2.


– The return on the money invested takes only 14 years – the company emphasizes.

In addition to this concept, skiing fans who want to stay in an apartment for a longer period of time have the lease option using the 60:40 principle. In other words, 60% of the revenues go to the owner, whereas 40% go to MujEn.

– The length of the leasing period is subject to agreement, except that the possibility of a fixed rent is excluded here, unlike in the previous concept. Instead, there is the possibility of the revenues being much greater or smaller than the rent that the owner would get under the previous concept. Also, the owner carries the electricity costs, which are negligible, and the cleaning and maintenance costs are carried by our company – they add.

MujEn says for our portal that, in 2020, they are planning to build another facility with 250 apartments. As they say, they are currently consolidating the parcels and preparing the technical documentation. The facility will be built close to MujEn Lux.
