2020 RETROSPECTIVE: Investments in TOURISM, ENTERTAINMENT and RECREATION Most Interesting to eKapija Users

Has the pandemic destroyed tourism? Can this sector, until recently the most promising industry in the world, which used to grow constantly, recover? As many times before, tourism has proven to be resilient. Local tourists spent their summer and winter vacations in Serbia, and the capacities in spas and on mountains were nearly filled out. The situation, however, is far from perfect.

Border closing, lockdowns, PCR tests, quarantines, vaccines, even the often-mentioned Covid passports, have certainly changed the way travel works and will continue to do so, but it seems that they will not extinguish people’s need to see parts of the country they live in, unknown parts of the world, or at least take a beach vacation for 10 days.

Therefore, despite everything that has happened to tourism in the past period, it is not surprising that the year 2020, in addition to being the year of the pandemic, was also a year of important investments in tourism. We present the ones that eKapija’s readers found the most interesting.

1. Renew luxury complex on Kosmaj

The Renew complex on Kosmaj offers an escape from work and the noise of the city. This luxury complex, whose construction is underway, offers active vacations, top-level relaxation, but also vacations with children.

Renew offers three types of real estate. The offer includes 18 individual apartment houses of 62 m2 on plots of 5 to 7 ares. In addition to the houses, the offer includes apartments distributed across four apartment units, and the third type of real estate is the hotel within the Renew complex, consisting of 3 units – a luxury wellness & spa center, a restaurant and an apartment section.

2. Avalske doline

The luxury villa complex Avalske doline is being built in the vacation area between the Avala Road and Vrcin.

The project consists of four separate residential facilities with five rooms each and a usable are of 244 m2. The facility consists of a house, a spa center, a technical room and a garage on a plot of 15.5 ares. Next to the house are two outdoor pools.

3. Outdoor thermal pools and artificial waterfall Kuliste in Niska Banja

Niska Banja is most associated with thermal waters, and this spa, although rich with thermal water springs, does not have a single outdoor pool with thermal water. The idea is therefore to have 10 small, family outdoor pools built in Kuliste.

The value of the works is RSD 60 million. The Ministry of Trade, Tourism and the Telecommunications is to provide RSD 40 million, whereas the remaining RSD 20 million should be provided by the city.

4. Hotel Sunce Sokobanja

After nearly five years on the renovation of the facility, Hotel Sunce in Sokobanja opened for guests in the summer of 2020. Equipped in line with the most modern standards, it is meant for guests of sophisticated tastes, who have a need for high-category hotels with a top-quality service.

5. Investments on Stara planina – high-category hotel, ski and trim tracks, sports hall and courts

Two projects are in planning on Stara planina.

In the location of the small hotel StarA, which was built as a mountain home in the 1980s and then extended in the 1990s for the purposes of Tigar a.d. Pirot, the company Slavninja 3 plus d.o.o, owned by the married couple Nina and Nikola Mirotic, is to build a four-star hotel.

The hotel will have a capacity of 66 rooms and five apartments, and the structure is inspired by Pirot carpets, according to the Podgorica-based AIM Studio, which has been entrusted with the design.

A new tourist complex, Jelkice, might also be built on Stara planina soon. The Planning Commission of the Ministry of Construction, Transport and Infrastructure adopted the urban project in early 2020, opening the possibility of the construction of a hotel on over 38,000 m2.

According to the investors, the urban project defines the construction of 17 apartment hotels of a total area of 38,773 m2.

6. Hotel Mona Plaza Belgrade

In early 2020, a new hotel of Mona Hotel Management, Mona Plaza, opened in lower Dorcol in Belgrade.

The 4-star hotel with 170 accommodation units takes up nearly 20,000 m2. The investment is worth EUR 30 million. The hotel features a conference and banquet area with a capacity of over 1,000 guests, a gastronomic bar and a restaurant, a fitness and spa center and a parking lot.

7. Donja Satornja winery and tourist complex near Topola

Oplenacko Vinogorje, a famous winemaking area, is to get another winery. In the village of Donja Satornja near Topola, the Zemun-based companies Tref Line and Prokopije plan to build capacities for the production of wine and a tourist complex.


8. Zepterme Vrnjacka Banja

In an exclusive location in the heart of Vrnjacka Banja, Zepter began building a unique vacation complex, called Zepterme, in the summer of 2020.

Zepterme is a luxury facility meant for rest and relaxation. It is located on the Vrnjacka Banja promenade on an area of 30,000 m2.

9. Hotel Industrial 1853 Kragujevac

Located within the complex of former Zastava, in one of the administrative buildings, Hotel Industrial 1853 stands for a part of the old industrial core of Kragujevac. It is located close to the Stara livnica Museum, together with which it comprises the protected historical-cultural good Knezev arsenal. The second part of the hotel’s name is symbolic as well – it is the year of the founding of Knezev arsenal – 1853.

The hotel, whose investor and owner is the construction company Sloga Construction from Kragujevac, is meant for all those looking for top-quality service and a luxury vacation.

10. Ski Resort Viceroy Kopaonik

Viceroy Hotels & Resorts has announced the opening of the hotel Viceroy Kopaonik for early 2021.

Viceroy Kopaonik owns 119 guest rooms, some of which are the biggest rooms available on Kopaonik in terms of floor area. The hotel also has a penthouse apartment with two bedrooms, a private kitchen, a dining room and an elevator.

The hotel is also equipped with a spa center with six treatments, a cosmetics lab, an indoor pool and a Turkish bath.
