Unsuccessful auction for sale of land for construction of hotel near Resava Cave - New tender for sale prior to July 1
- Although the first auction for sale of land was not successful, companies from Hungary and Czech Republic expressed interest in construction of a hotel complex worth 8 million euros in Divljakovac, the place in the vicinity of the Resava Cave, near Despotovac - Darko Petrović, the Director of the Municipal Development Directorate, confirmed. These companies have sent the letter of intent, but they did not participate in the unsuccessful auction for sale of three hectares of land for construction of the hotel complex, which took place on June 15.
- These companies are now registering firms in Serbia because it is easier for them to participate in the auction as domestic companies. We will repeat the ad for the auction under the same terms within the next ten days. One of the potential investors is an investment fund from Hungary, which has already had two spa resorts built in that country, while the other interested investor is from Czech Republic and that company has expressed interest through the branch office of our company in that country - says Petrović.
The land will be offered for sale at the starting price of EUR 1,000 per are, that is, the municipality's minimum income will be EUR 300,000. After signing the sales contract with the municipality, the investor will be immediately able to take the location permit in the Ministry of Environment and Spatial Planning because it is a land on a protected natural resource. In association with the Nature Preservation Institute, which runs the area around the Resava Cave, the permit has been issued for construction of a hotel complex.
- Future investor will have 16 months to get the building permit, three months to start construction, and three years to finish construction and get the use permit. Until the building permit is issued, the investor will not be able to sell the land. The hotel complex should comprise 225 rooms for 350 guests, it should have minimum four stars, a congress room, wellness center, swimming pool, gym, and tennis courts. The facilities will occupy about 9,000 square meters of surface, while the investment should be worth about EUR 8m.
Despotovac's tourist offer includes monasteries of Manasija and Ravanica - the pearls of Serbian medieval state, the Resava Cave, the highest waterfall in Serbia - Lisine, Prskalo waterfall, Vinatovaca forest, and Beljanica mountain.
