REBEC 2021: Hot Summer in Belgrade When it Comes to Office Space Too – Record Year Expected Due to Increased Demand

The concept of offices, that is, office space, is to change, but the development of this segment of real estate will not stand still, as concluded at the “Sustainability of the Office Development Products” panel within the REBEC 2021 hybrid event.

In that sense, Southeast Europe is on the investors’ map, according to Uros Grujic of CBRE, where, as he said, they “believe in office space”. He added that coworking was a good product and that, in Serbia, larger companies were already buying smaller ones that offer this concept.

Bojan Jevtic of the real estate consulting agency Coreside Savills said that the market in Belgrade was stable and that he didn’t believe that there would be problems in the future.

– In the next year and a half, there will be plenty of new square meters and the investors are interested in making investments. We expect an increase of floor area by 30%, that is, by over 280,000 m2. Observed by requests, this will be a hot summer and a record year is expected – Jevtic said.

He agreed that coworking was a good concept, because it is a flexible solution.

Christoph Buchgraber of CA Immo said that, according to his experience, investors were not interested in investing in Serbia and that his favorite location for investments was Bucharest, because, according to him, “the risk is not as big as in Serbia, and the liquidity is higher as well”.

He emphasized that modern office space buildings needed to be “smart”, to offer that kind of technical solutions and to own the necessary certificates.


– Many renters are ready to pay more when it comes to energy efficiency and high-class buildings – he added.

Louise Dixon Chapman, Cushman & Wakefield, said that there were three types of clients in Great Britain – those who don’t want to go back to the offices before September, those who are looking for a flexible space and those who want to adapt their office space.

– Demand for flexible offices has increased in London and many want to expand this way. To me, the Hungarian market and Budapest are interesting for investments – she said.

Horatiu Florescou of Knight Frank Hungary is optimistic regarding Belgrade, where he would invest money if he were an investor. He said that there was a great demand for office space, but that many agreements would be postponed, due to coronavirus and travel restrictions.
