According to the urban project, which was prepared by Bureau Cube Partners for the purposes of the company ABC Development, on a parcel of 15,686 m2, seven facilities will be built, six of which are residential-office buildings, whereas the remaining building will be an office building.
Their construction is split into two phases, and the subject of the urban project which is up for a public presentation, is the first phase, which entails the construction of the facilities A1, A2 and A3, of which A3 will be a ground-floor building, meant only for business.
Said parcel already features built facilities, which are planned to be torn down.
On the southwest side of the complex, said complex is bordered by Tadije Sondermajera Street, and on the northeast side, it is bordered by Heroja sa Kosara Blvd. – This urban project develops, in detail, Phase 1, which enables its further execution once the urban project is confirmed, after the location requirements and then the building permit as well are obtained – the document clarifies.
The facilities A1 and A2 will have two basement levels and 10 floors, including the ground floor and the loft.
The realization of Phase 2 of the business complex Newport which is defined by the urban project is conditioned on the preparation and confirmation of a separate urban project with a further development.
The residential-office facilities B1, B2, C and D, with two basement levels and 10 floors, including the ground floor and the loft, are to be built within Phase II.
The facilities within the residential-office complex are either free-standing, aligning with one border of the parcel or aligning with two borders of the parcel. The residential-office facility A1 aligns with one border on its southeast side, as does the facility A2, whereas the office facility A3 aligns with two borders and acts as a connection between the facilities A1 and B1, the latter of which is planned to be realized within the second phase.
In addition to fitting in with the construction lines defined by the General Regulation Plan, the planned residential-office complex fully fits into the wider context of said location.
The total aboveground gross developed floor area of all the facilities within the residential-office complex “Newport”, for both phases, amounts to 50,094 m2.
The preliminary architectural design envisages underground floors on which an underground garage on two levels, with the necessary crawlspaces, is planned. Garage 1 is designed as a single unit, contains two underground levels with 233 parking spaces, and is located beneath the facilities A1, A2 and A3, which are designed within Phase 1.

A number of residential and office units is also planned in the facility A2. The office facility A3 is positioned along the facility A2 and leans on parcel borders on two sides. The facility A3 is a ground-floor facility and four office spaces with an area of around 60 m2 are planned.
The public presentation of the urban project will last from October 24 to 31.
