What East Serbia Can Offer to Local and Foreign Investors – List of Potentials in Industrial Zones, Tourism, Agriculture…

In 2021, East Serbia exported goods worth around EUR 1.3 billion, mostly thanks to Serbia Zijin Copper, said Vladan Jeremic, the director of the Regional Development Agency of East Serbia (RARIS) on the occasion of the presentation of this region.

When asked what influenced the region’s increase in exports the most, he added that “the Chinese have fully changed the way the former RTB operates”.

– Zijin has expanded its operations and is constantly searching for local companies, they have invested over a billion in all these years, and the opening of several new mines is being prepared, so there’s room there for our companies as well – Jeremic added during the online presentation of the investment potentials of East Serbia, which was organized by the German-Serbian Chamber of Commerce (AHK Serbia), together with other bilateral organizations.

As said, the region which borders countries of the European Union, Bulgaria and Romania, has a quality business environment, preserved environment and a considerable number of investment locations.

– Among the successful investments in this part of the country are certainly Zijin in Bor and United Serbian breweries (Heineken) in Zajecar – Jeremic said during the presentation of the investment potentials of the region.

Other valuable investments are the British Poseidon Property in Zajecar and the shipyard Rhein-Donau Yard in Kladovo, which is a Dutch-Romanian investment. As he added, the agency’s database features 59 investment locations, and three have been sold this year.

– The biggest industrial zone in this part of the country is the Chemical Park Prahovo in Negotin, which is privately owned by Elixir and spreads on 323.62 ha. Of that area, 60 ha is currently available at the moment. Among the industrial zones which are available to the future investors, in terms of area, certainly the biggest one is the former barracks in Knjazevac, which spreads on 23 ha of land, which is available immediately – says the RARIS presentation.

As Jeremic said, the location is fully equipped with utilities and the property-legal relations are resolved, so investments are possible in a very short amount of time.

The industrial zone in Majdanpek, where 17.1 ha is available immediately, and the Industrial Zone Mirovo in Boljevac, with 74 ha available, of which 16.3 ha immediately, also stand out.

As Jeremic pointed out, this region has always been known for its industry, so the brownfield capacities are not negligible.

– There is the former Timocanka factory from Zajecar (3.2 ha), and in Knjazevac, the biggest facilities are the production hall of IMT with the management building, which spreads on 1 ha, and the production hall in the village of Minicevo, with 44 ares of land – Jeremic notes.

The biggest space that Negotin has is certainly the production hall Mihajlovic, with around 50 ares of land.

When it comes to facilities meant for trade, the “Kapija Grada” Shopping Center in Bor certainly stands out for its area, spreading on 65 ares of land, whereas in Negotin, it is the former Military Home with 22 ares of land.

Thermal springs – Wellness potentials of Knjazevac, Sokobanja and Gamzigradska Banja

The region of East Serbia has big wellness potentials, so the biggest project in that segment is certainly the spa/wellness Hotel Banjica in Knjazevac, which has reached the construction permit phase. This is a 4-star hotel and it has a thermal spring, and the projected net area is 4,543.86 m2.


Hotel Zdravljak in Sokobanja with 204 rooms and 6 apartments and Hotel Turist with for lower capacities, 38 rooms and 2 apartments, are also up for sale.

– We have an entire spa up for sale, namely, Gamzigradska Banja, which consists of 12 facilities with a total area of 5,163.52 m2 – Jeremic adds.

Stara Planina – A big resource of East Serbia

According to the director of RARIS, the first gondola in Serbia was built on Stara Planina, and the state manages the main project – the Tourist Complex Jabucko Ravaniste.

– Around 12,000 beds are planned, from apartments to hotels – he notes.

The Government of Serbia has so far invested more than EUR 42 million in the project and built 13 km of ski tracks, the gondola, the ski lift and the 4-star Hotel Stara Planina, the presentation says.

In addition to that, two private projects which are at the stage of preliminary designs should be mentioned, namely, Hotel Lipa with 520 beds and Apartment Hotel Jelkice with 1,300 beds.

The tourist facility in the Knjezevac-area village of Crni Vrh has been put up for sale, and it has 2,619 m2 of land.

East Serbia – Large resource base when it comes to fruit and vegetables


Of the agricultural potentials of east Serbia, the project of the processing and storage of fruit and vegetables in Knjazevac has been highlighted.

– We are a quite large resource base with smaller processing capacities. Knjazevac is the biggest producer of sour cherries on the level of a local self-government – Jeremic points out.

The priority project in the strategy of sustainable development of the municipality is certainly the project of the cooling plant in Karbulovo in the municipality of Negotin. To clarify, fruit is grown on over 1,000 ha in the territory of the Municipality of Negotin, whereas the areas under vegetables take up 150 ha, which provides room for production at an even greater scale.
