Tender for planning of residential complex EXPO 2027 published – 1,500 apartments, underground garages and outlets planned on 160,000 m2

The company SPV Galovica doo has published the tender for the preparation of the technical documentation for the residential complex planned within the EXPO 2027 complex.

SPV Galovica 1 is one of the 6 companies founded for the purpose of the construction of facilities for EXPO 2027.

The subject of the procurement is the preparation of technical documentation with the preparation of catalogs, 3D models, projects of equipping the apartments and jobs as per the authorization of the Procuring Entity, for the residential complex within the EXPO 2027 complex.

According to the tendering documentation, the procurement is carried out based on Article 14 of the Law on Special Procedures for the Purpose of the Realization of the International Specialized Exhibition EXPO Belgrade 2027 and the government’s Decree on the carrying out of the procedures of the procurement of goods, services, or works necessary for the realization of the exhibition.

For the realization of the accompanying accommodation capacities for the needs of the participants in the event, a residential complex consisting of 9 building parcels is planned.

The gross building area of the entire complex is around 160,000 m2.

Multi-family residential facilities with office spaces are planned on parts of the cadaster parcels 4721/1, 4721/2, 4721/4, 4721/5, 4756/5, 4721/7 and 4756/1 in the cadaster municipality of Surcin, on an area of around 91,978 m2.

The construction of residential facilities with a basement and eight floors (including the ground floor), with garages on one underground level, is planned. Office spaces are planned on a part of the ground floor.

Within the residential complex, 1,500 apartments are planned, from one-and-a-half- to four-room apartments, with an average floor area of around 55 m2.

The remaining two parcels are meant for the construction of access routes of the complex and a public green area. The tender is open until April 26, and the price of the job has not been cited.

Let us remind that, according to the Draft Spatial Plan of the Special-Purpose Area of the National Football Stadium – phase three, the accompanying accommodation capacities for the users and employees in the EXPO 2027 complex during the event will be turned into a residential complex upon the completion of the event. The construction of a school and a kindergarten is also planned within the complex.
