Sale of sports-congress center on Zlatibor mountain failed for the 9th time - €430m

The creditors of Sports-Congress Center "Zlatibor" have decided to give up announcing public sale of facilities until they find appropriate buyer. The tender was noticed by Russians and Americans, Arabians and Slovenians and total of 27 delegations and potential buyers viewed attractive building on Zlatibor, but….

The builder of big mountain house, company “Biroelektronik” from Čačak, weighed down with banking interest rates went bankrupt at the very end of the works. When that happened, on December 23, 2002, it was estimated that the Center is worth €430m. All assets, 95% of the property of the company, of which owner and founder is Miroslav Gazdić from Čačak, were invested in SCC "Zlatibor" and in that job.

Nine unsuccessful tries of public sale followed. Right after it went bankrupt, the creditors' claims with interest rates were acknowledged. Total worth of the claims amounted to 315 million CSD, in addition to the fact that the banks had special rights and mortgages. On the basis of that, AIK bank from Niš was acknowledged the third-party right worth 15.4 million CSD, i.e. ownership on the basis of mortgage on 3 outlets and 6 suites, of which total surface is 330 square meters.

Jubanka from Užice has the right to 102 million CSD worth of kitchen, restaurant and hotel, of which surface is 2,449 square meters. Komercijalna banka from Belgrade has the right to 12 million worth of mortgage on discotheque of 275 square meters, whereas Vojvođanska banka has the right to 9.6 million CSD worth of mortgages on rooms and suites, along with sports hall on the second floor. Rest of the creditors, 135 companies and individuals from various places in Serbia, who were doing business with “Biroelektronika”, asks for difference of 175.8 million CSD. The smallest amount of the acknowledged debt is 3,000 CSD, whereas the biggest creditors in this group are Public Company “Directorate for Construction” from Čajetina (45 million CSD) and “Jedinstvo" from Sevojno (20.7 million CSD), which will get their money when the remaining space in the facility (6,178 square meters), which includes sports hall with all contents (locker rooms, bathrooms, gyms, clinics), is sold, as well as technical and office space, 2 outlets, TV studio and communications system.

Waiting for the buyer, there will also be some other things to do, such as rental of the hall that has the fifth biggest parquet floor in the country (50 x 30 m ), which is enough for 3 basketball courts at the same time, or procurement of baskets because the owner of the former ones took them along to Kragujevac. The decision was made that the hall should be rented for €70 per hour.

The facility has not been registered yet and it has no work permit.
