Petar Kolognat, CTP - We develop industrial parks in premium locations all over Serbia

CTP, a Dutch company specializing in the construction and leasing of logistics and industrial parks, has significantly expanded its presence in Serbia. As the European leader in this sector and a listed company on the Euronext Amsterdam, CTP`s projects now span across our country, from Sombor in the north to Niš in the south. After successful investments in major hubs like Belgrade and Novi Sad, increasing client demand has driven the company to expand into additional locations, such as Jagodina.

We discussed the development of these projects, as well as the reasons why clients choose certain locations, in their brand-new offices within CTPark Belgrade City with Peter Kolognat,
director of business development of CTP.

I am really surprised by the proximity of CTPark to the City of Belgrade. We arrived from the city center in quite of a short time. Given that I see that everything has already been issued, I would like to know if you have any plans to develop a similar location in Belgrade?

- After great success of the mentioned project, for which I must emphasize that it bears the epithet of the largest industrial park in Serbia, we are intensively working on the development of a new inner-city location in Belgrade. The demand for such locations is high, primarily due to the easier labor-hiring.

CTP has been doing business in Serbia for more than six years. When you look back on that period, what has changed in the real estate market do you see as an advantage, and what challenges did you encounter?

- We see the advantage primarily in the fact that the industrial real estate market is much more mature. It was very challenging to explain key commercial items of the contract such as indexation to clients. Today it is considered a market standard. Another advantage we also see is that the demands of clients are becoming more and more rigorous, so the spaces that we offer, which are A class spaces with a green certificate, are experiencing an increasing demand.

As for the challenges, I would definitely point out the construction costs and the issue of labor, which was much more available six years ago.


EUR 330 million has been invested in project development, while an additional EUR 160 million is planned for the completion of the projects you are currently developing. How do high prices of construction materials affect the implementation of the company`s projects?

- Prices of construction materials significantly affect the implementation and profitability of projects for sure. During the last six years, we have formed a very strong team, especially in the part of construction and procurement, we are developing the most square footage on the market and we manage to balance the effect of material prices without affecting CTP`s high standard of construction quality.

Your company`s portfolio features a diversity of locations. What is the prerequisite in deciding where to start a new project? How important is the location to clients, when we talk about letting space?

- The first and most important step is to choose the location. CTP selects only plots in premium locations for acquisition, which are close to main roads, large cities with existing infrastructure and available labor.

We always start by listening to our customers and seeing what their priorities are. Is it the availability of labor, the range of salaries they would offer, proximity to airports, railways, proximity to their suppliers or customers. We also act as consultants to our clients, i.e. as experts for this market, and we only offer them locations that meet their requirements. That`s exactly why we started the strategy of developing locations all over Serbia, so we always have a suitable option to offer.


What locations are current at this moment?

- Given that we have reached a mature level of development in the big cities, in Belgrade and Novi Sad, we have decided to continue the development in the third largest city, where we are starting the construction of CTPark Niš. Also, seeing the growing interest of foreign investors in smaller cities, we expanded the CTP parks network to Jagodina and Sombor. In Kragujevac, we are also working on the preparation of a new location, given that we have completely filled up the existing plots.

To what extent does the development of traffic infrastructure in Serbia affect investments in the industrial sector?

- The infrastructure development has a great influence on the interest of clients, and thus on our decision to invest somewhere. In particular, the development of infrastructure contributed to the purchase of a plot of land in Sombor. The "Osmeh Vojvodine" road project is being developed there, which will connect Sombor with the main highway network. The development of highways in Hungary and Croatia also contributed to the decision, which will connect Sombor with the highway network in the Schengen zone with the planned truck terminal at the Bački Breg border crossing.

Given that you do business in other European countries also, do you see any similarities or significant differences in the real estate markets, when it comes to logistics projects, compared to Serbia?

- The biggest difference is the lack of considerable demand from foreign logistics companies. For instance, some of CTP`s largest clients at the group level, leading European logistics companies, have a very limited presence in our market. In Serbia, domestic companies are still dominant.


When it comes to development in Serbia, what is CTP planning in the future?

- The focus is on developing new locations. The first building in Niš of 30,000 m2 will be available in the first quarter of next year, and half of the space has already been let. The second planned space of 40,000 m2 will be intended for manufacturing. In addition to Niš, as I already mentioned, we are developing Sombor and Jagodina, where the project will be completed by the end of the year.


Are you developing another inner-city location outside of Belgrade?

- Another inner-city location is being developed in the very center of Novi Sad, in the North work zone. It is CTPark Novi Sad City. The first space of 25,000 m2 will be available already in the second quarter of next year. I must stress that a significant part of that planned space has already been let.

Are you still continuing with development at your original locations, in the wider area of Belgrade?

As for the other locations, in Šimanovci - CTPark Belgrade West and Novi Banovci, CTPark Belgrade North, new spaces are planned and we are continuing the development of these parks. It always remains the goal to have additional plots for further development in each existing CTPark and to enable existing clients to further expand.
