Further urbanization of Zlatibor – New ski tracks, sports and recreation center, hospitality facilities planned on Tornik
Even though it might seem that Zlatibor is already crowded and that there are few building locations available, the popular mountain has a lot to offer in addition to its center. In order to define the capacities of ski resort Tornik, the Municipality of Cajetina has prepared urban documentation which envisions the construction of new sports, recreational and hospitality facilities.
Srdjan Vujicic, the real estate manager at Coreside, says for eKapija that Zlatibor is an ideal destination for tourists oriented towards air spas due to its altitude.
– Although at first sight it seems heavily populated in the area around the lake, Zlatibor contains several areas in which tourism could develop further – Vujicic explains.
Zlatibor's gondola lift, whose exit stop is located at Tornik, will certainly make the mountain more attractive. According to the draft of the detailed regulation plan, which is currently in early public review, Tornik will continue to develop as a ski center along with side features.
The plan envisions the reconstruction of the existing ski lift or the construction of a cable car system, the development of the existing access route in order to enable uninterrupted passenger and bus traffic, especially in wintertime. A bus stop with 6 parking spots will be built along the road, as well as passenger car parking lots in several locations with a total of 218 parking spots.
A panoramic promenade is planned in the area of the future gondola lift exit stop on Tornik. Visitors will be able to descend to the bottom of the ski center and commercial and hospitality facilities without crossing the existing and future ski tracks.
When it comes to the purpose and the content of the construction planned on this area, a multifunctional commercial and hospitality facility and several recreational court will be built. The plan also allows for the construction of service and entertainment features connected to the amusement park, a closed pool, business premises etc. It all needs to be connected by developed green areas and leisure and recreation areas (tracks, playgrounds...).
Furthermore, coffee shops, restaurants, bars, equipment storage rooms, an ambulance and other types of facilities can be built in the area. The construction of an ethno-market along with several smaller structures for providing services is also planned. This facility will allow for organization of fairs (flowers or honey, for example), gatherings and entertainment events.
New features not to impact real estate prices

Each new feature completing the tourist offer, according to eKapija's interview, will positively impact real estate owners in Zlatibor.
– All owners use the proximity of facilities which improve the tourist offer, like ski tracks or lakes, in advertising their projects – Vujicic says.
When asked whether new features will influence real estate prices in Zlatibor, Srdjan Vujicic explains that the prices vary considerably, but that they depend primarily on the specific feature of each piece of real estate – whether it's a house, a bungalow, an apartment etc.
– Our opinion is that the planned construction won't cause the current prices to change. It's possible that the prices of real estate in close proximity will slightly increase, but the project will certainly make Zlatibor an even more interesting destination to tourists.
Tornik
Tornik is a sports and ski center 230 km away from Belgrade, 40 km away from Uzice and 9 km away from the Zlatibor tourist center. It is located at an altitude of 1,110 m to 1,490 m on the northern slopes of Tornik Mountain and descends towards the Crni Rzav area.
The Tornik ski center includes a six-seat cable car system (Tornik), two ski lifts of the “anchor” type (Bandera and Krnevo Plandiste), side ski tracks, artificial snow system and other side facilities. The center has a capacity of around 1,000 skiers or around 5,000 skiers an hour. Several ski tracks have been protected against erosion on an area of around 20 ha. The ski site takes up about 100 ha.
The Spatial Plan of the municipality of Cajetina envisions the installation of up to 11 car cables with accompanying ski tracks. The project documentation for the extension of the ski center towards the location of Stankova Ravan is currently in progress. The plan is for the extension to be carried out in several stages, so that new ski tracks next to the existing ski lift Bandera are completed in the first stage, whereas the construction of at least one new cable car or ski lift is planned for the second stage, which would increase the transport capacity and directly link Stankova Ravan with the bottom area, i.e. skier reception area.
