Belgrade Waterfront getting two 23-story towers – Here's what's to be built in place of former container terminal

The preparations for the realization of another residential block on the parcel of the former container terminal ZIT (Zeleznicki Integralni Transport), as part of the Belgrade Waterfront project, are in progress.

This locations belongs to the newly formed residential and commercial block 18 and takes up 12,4 ha.

The residential block will consist of two towers with commercial annexes, a large underground garage and an interior yard. The project envisions two 23-story skyscrapers with a total of 456 residential units of varying structures.

The total gross building area of the new complex is 75,234 m2, of which 54,185 m2 above ground and 21,049 m2 within the underground structure. A large, two-floor garage with a total of 567 parking spaces (1.24 per residential unit) will be located on underground levels.

The two residential towers will contain annexes meant for commercial features. The area meant for commercial features amounts to 3,718 m2, with an additional 977 m2 for public purposes. A part of the structure is planned for a public institution in the extension of the annex, a day care center with a separate playground within the inner yard. The residential part of the complex will have 49,489 m2 of gross area, distributed between the two towers of 82 meters of height.
