Zemun to get new residential neighborhood with commercial features? – Construction of complex next to Plavi Horizonti for around 3,000 people planned

Zemun might soon get another neighborhood next to Plavi Horizonti. Along with residential facilities, the new neighborhood would feature a business section, which would not interfere with the residential one.

This is envisaged by the Detailed Regulation Plan for the Plejo Complex, which is up for public review from August 6 through 20. The area encompassed by the DRP amounts to around 17 ha and consists of undeveloped construction land and traffic surfaces.

The plan, commissioned by Nikola Plejo, was prepared by the architectural studio City Planners. Plejo explains for our portal that the idea of the construction of the new settlement is not just his, but that several companies are also behind it. However, he doesn't want to discuss the details yet, until the public review is completed.

– The neighborhood should not be called Plejo Complex, but, say, Plavi Horizonti 2 – he adds.

Our interviewee explains that the plan is for this to be a family neighborhood with commercial features including trade, administration and services not harmful to the environment and not generating noise. The planned residential surfaces amount to a total of around 15 ha.

According to the plan, each parcel allows for the construction of one facility, and the plan also envisages the formation of a building complex with several cadaster parcels. Facilities need to have water, sewer, power, and TC connections, as well as connections to the heating pipeline or gas pipeline or some other alternative energy source. As said, the route of the planned powerline and the possibility of its cabling will be looked into in the draft phase together with the competent institutions.

According to the plan, the neighborhood should have around 3,000 residents, and a preschool institution should be opened accordingly as an annex. The plan entails the development of traffic routes with the accompanying infrastructure. Primary traffic routes should take up around 2 ha. The plan also envisages a cycling lane and a public transportation line.

The basic residential unit will consist of two floors and a loft.

As eKapija learns, the land encompassed by the plan is owned by around twenty legal and natural persons, including Gemax in bankruptcy. The company's parcel has been put up for sale before, but there have been no interested purchasers.
