RETROSPECTIVE 2009 - investments in fields of TOURISM, ENTERTAINMENT AND RECREATION that drew greatest attention of eKapija's users in 2009
EKapija's investment team has recently done the analysis and formed the rank list of investments and investment ideas that drew the greatest attention of eKapija's users in 2009. The results are very interesting, with plenty of surprises, so that we've decided to share this information with you.
The projects are divided into 12 categories. This time we are presenting the top 15 in the category of TOURISM, ENTERTAINMENT AND RECREATION.
(Ruža Vetrova)
The first-ranked investment is "Healthy Life Center" on Zlatibor mountain - "Ruža vetrova". It is the only complex of the kind in Europe, and exclusively organic food will be served in it. The center will comprise a five-star hotel and suite complex (11 facilities with 12 suites each) at total surface of 18,000 square meters. Exclusively organically produced food (without pesticides, herbicides and artificial fertilizers) will be served in the complex, and the users will be able to use the programmes for organism detoxification, body weight reduction, general health condition improvement and relaxation, along with the exercises under expert supervision, horseback riding and other sports contents. The complex will include three swimming pools (a big one for swimming and two smaller ones with "thalasso" therapy and water with seven times more salt than the sea water), mini golf course, artificial ice for skating, bawling rooms, billiard and ping-pong halls, electric dart… Great, and we are sure that meat can be found somewhere near. It is Zlatibor, after all….

The second-ranked is Čaplja Island project, which is still hidden from the public. Namely, few people, except for expert public, knows that Belgrade may get another "sea" in the future, nearly two times bigger than Ada Ciganlija and six times more spatious than Big War Island. The Belgrade General Plan prior to 2021 anticipates organization of new island on the Danube, which would be obtained through construction of a big canal between the Military Garden and the Pančevo bridge. At the precious area 582 ha, with maximum protection of all natural beauties, future construction of tourist-sports facilities, which should be in use during the whole year, is carefully conceived. Also, construction of the junction that would provide connection to the Zrenjanin road and future "Chinese bridge" is in the pipeline, as well as construction of a pier for passenger ships, yachts and boats. The other side of the embankment, in the section between Kotež and Borča, of which surface is about 100 ha, will be the boundary of the future, elite golf courses.

The third project on this rank-list is Ethno-eco village "Vraneša" on Zlatar mountain, in the location in which Leon Srnec from Celje decided to invest its money and built the complete high-class tourist complex. The complex started its commercial life on the land of 40 acres, total value of the investment exceeds 1m EUR, and the complex of ethno-eco village "Vraneša" comprises the central building at three levels, at the surface of 400 square meters, with the presentation hall, restaurant, fireplace room and reception desk. There are also business premises, kitchent, balcony and two exclusive suites as separate wholes. Five houses at 40 square meters each, with two two-bed rooms and fireplaces, supplement the ambient of ethno-village according to the highest standards. Ethno wellness center at 390 square meters is unique in its high standards and art of architecture. It comprises Russian spa, Finnish sauna, ice cave, tepidarium, rooms for massage and light therapy, vital bar. Wellness programme has been designed by Peđa Filipović from studio "Profesional". By the way, the center is connected to winter and summer swimming pools by means of special hot connection, and the village has its own water source, power generator and heliport. Its exclusiveness is supported by the fact that it can receive only 28 guests.
The next two investments on the list, which will soon get the status of "realized investments", are Wellness hotel in spa resort Niška Banja – future tourist pearl of the spa resort and the first hotel in the region to be nominated for certification of Wellness and Eco hotels, and fully refurbished hotel "Izvor" in spa resort Bukovička Banja, while recently opened Hotel Anđela on Kopaonik mountain, the investment by Miodrag Kostić, is the seventh, and winter aqua park in Petrovac na Mlavi is the eighth on the list.
There are also investments that have not entered the phase of construction yet, including exclusive hotel in Kneza Miloša Street in Belgrade, in the location of famous building of Yugoslav River Shipping, the investment by Zoran Drakulić and East Point (the fifth place), tourist complex on Stara Planina mountain worth 30m EUR, the investment by Megatrend University (the ninth place), Teho Inn hotel on Senjak, which should meet the standards of Hilton hotel (the 12th place), Hotel Holiday Inn in Kragujevac (the 14th place) and Citadela Terme in Smederevo, the investment by Integral Energy (the 15th place).
Projects Life design Hotel in Balkanska Street in Belgrade (the 10th place), marina in Apatin, on the Danube (the 11th place) and Art Boutique Hotel in Novi Sad (the 13th place) are already completed and in use.
Who says that there are no brave and imaginative investors at the time of the crisis ?
