Priceless view - BiS Adriatic builds luxury villas near Dubrovnik and plans construction of "boutique" hotel and golf courses

Ivanica, a place in the vicinity of Dubrovnik, will next year become a new destination for tourists from all around the world. At the very border of Bosnia-Herzegovina and Croatia, BiS Adriatic, which operates as part of the company Bozic i Sinovi, builds luxury villas - Dubrovnik Heights.
The view of the sea and the vicinity of an airport, the sea and Dubrovnik are among the top features of the location where spacious villas with and without a swimming pool will be situated. The implementation of this turn-key project will also include construction of complete infrastructure, while the first guests are expected in 2012.
These villas meet all EU standards for sound, thermal and hydro insulation. The surface layer of the facade is stone facing made of cut, crushed or dressed stone 5-15 cm thick. The roof cover is exclusively made of red Mediterranean tiles.
The surface layer of the interior walls is handmade or mechanically made mortar of natural local materials - lime, cement and sand. Floors, concrete panels with hydro, thermal and sound insulation are covered by natural materials: wood, polished stone, marble or ceramic tiles. External and internal carpentry is made of natural wood, aluminum, or a combination of these two materials. Blinds are made of the same materials.
Jovica Bozic, owner of Bozic i Sinovi, has come to an idea to have villas built on sufficiently spacious lots and sell them at affordable prices exclusively to choosy buyers who love comfort, luxury and a "priceless view".
Dubrovnik Heights is included in the master plan Ivanica
Hill and spans 50 hectares. The complex occupies a belt 500 meters wide, stretching from the very border of Croatia to high in the hills, it faces the sea and is located on the territory of Herzegovina.
Villas near Dubrovnik for rent
- I began the construction of villas in Dubrovnik in 2008. The first villa had five stars and it was built especially for the English market. The first villa was a model, we rented it out right away, and the occupancy was almost 100 percent in the first year. We built a new villa every year so that we now have four villas. Another two villas are currently under construction and they will also be offered for rent – Jovica Bozic explains his project for eKapija.
Each villa spans 420 square meters, while their weekly rent amounts to EUR 2,500.
- Guests enjoy numerous amenities. There is a rent-a-car agency at the airport and a hostess waiting for them in front of the villa. The refrigerator is full of local products - smoked ham, cheese in oil, homemade wine, homemade bread, local honey, milk for kids, as well as seasonal fruits like strawberries, cherries, peaches, etc. Laundering and ironing services are included in the offer. We also advise guests on which tourist sights to visit and where to dine. They can also use the services of a babysitter and many other services.
Bozic also plans to have an exclusive "boutique" hotel built near Dubrovnik.
- We will have a "boutique" hotel built on one of the lots. We offer the most beautiful view, healthy food, and clean air. In order to have the tourist season 12 months long, our plan is to rent the hotel to retired persons at lower prices in the winter period to only cover the costs. We are now trying to solve the problem with water and we hope that the construction will start before the end of the year – says Bozic.
Hotels on Jahorina
Bozic also plans to open two hotels and a motel in the vicinity of ski runs on Jahorina mountain.
- Construction of the first hotel that should be opened in 2012 will start next month. We will then watch the situation in the market and decide if we are going to build the second hotel or a motel first. Our second hotel on Jahorina will be intended for young people, it will have all the characteristics of a luxury hotel, but it will not be expensive.
Golf courses
Jovica Bozic and his partners also plan to have golf courses built near Pancevo and in Dubrovnik.
- We have two excellent locations for a golf course, situated only 3-4 km away from Pancevo. A preliminary design should be finished during the summer and we will then address the municipality to check if we can get all the necessary permits.
Bozic does not want to say how much money is needed for the construction of a golf course in Pancevo, but he notes that the construction of such course in Serbia costs 3-4 times less than in England because land here is cheaper, and so is water, and manpower is also less paid.
At the very border between Croatia and Bosnia, above Dubrovnik, our interlocutor plans to have a 60-hectare golf course built. As he says, they currently work on a preliminary design for that sports complex.
