Forming of business zone Jasika along ring road in municipality of Vozdovac planned
The Detailed Regulation Plan of the business zone Jasika along the ring road in the municipality of Vozdovac is available for early public inspection. It is located in the cadaster municipality Beli Potok, which encompasses the Jasika toponym, the space between the forest complex, the highway ring road and the Belgrade-Nis highway itself, on the Bubanj Potok intersection.
The area encompassed by the Plan amounts to around 9.4 ha.
– One of the more important business zones of Belgrade is planned along the highway ring road. This location is especially important within the goods and goods-transportation centers on Belgrade’s south route. The crossing between the Belgrade E-75 ring road and the city highway, as well as the connection to the route of the future ring road and the proximity of the railroad, are the location-based advantages that make this area suitable for the construction of goods-transportation and storage capacities. To activate this zone, considerable funds are needed for the development and equipping of the land (the establishment of an embankment and the regulation of the waterway, the construction of the pipeline for water supply etc.) – says the plan.
Said location is covered in surfaces meant for business zone, that is, P2 business-commercial zones, which, in addition to business activities (industrial zones, production and construction facilities, warehouses, goods-transportation centers) encompass a very wide area of business activities from manufacture and crafts-based production, transportation facilities, through storage, outdoor commerce, to the forms of retail that require large retail spaces like hypermarkets. Facilities for highly commercialized sports activities or mass entertainment, like amusement parks, may be included in the business-commercial zones.
The forming of the business zone along the ring road, with an area of around 1.65 ha, has already begun. It consists of various companies, storage sites and a restaurant. A gas station is also located here. Facilities are modern and of high quality.
Within the borders of the Plan, there are plenty of undeveloped surfaces, around 5.9 ha, mostly due to the unfavorable configuration of the terrain. The undeveloped areas are neglected and overgrown with maquis.
The aim of the preparation of the Plan is to define the areas of public and other purposes and to determine the rules of development and construction in the area which has so far not been covered by plans in line with the planned capacities of construction.
The concrete goals also include solving the secondary traffic network and connecting to the outer traffic routes and solving the infrastructural network.
The proposed planned purposes of the surfaces are:

A secondary traffic network, which would serve the business zone and connect it with the ring road, is planned in the business zone.
The area planned for commercial features within the borders of the Plan amounts to around 0.22 ha. The existing station for fuel supply, of the urban type, in the peripheral zone, is planned, that is, to be kept.
The area planned for the business zones within the borders of the Plan amounts to around 6.29 ha.
The expected effects of the planning are:
– the equipping of said area with structures of utility, traffic and social infrastructure;
– a more rational use of natural resources and a reduction of the negative environmental impact by applying energy-efficient construction;
– the forming of a business zone and, with that, an increase in the number of jobs.
The study was prepared by Singidunum Mediala from Belgrade, and the public inspection lasts until August 26.
