Shopping near Arc de Triomphe - Austria's Roses Outlet to open EUR 60 million shopping center in Stara Pazova

Austria's Roses Design Outlet will next year open the first section of a shopping center in Stara Pazova, worth EUR 15 million, eKapija learns. Once completed, the whole complex, spanning 60,000 square meters, will be worth EUR 60 million. The offer will include top brands at affordable prices and entertainment that is typical for such shopping centers.

- Roses Outlet shopping center in Stara Pazova will comprise 30 outlets, 90% of which will be fashion, footwear and fashion accessories stores. Construction works are planned to be carried out in several stages. In accordance with the market demands, stores will span a total of 7,000-8,000 square meters in the initial phase. Roses Outlet in Croatia was built on an area of 15,000 square meters, which was too large for the beginning, and we learned from that mistake. However, our shopping center in Serbia will span over 25,000 square meters in the final phase – Roman Rogovic, director of Roses Design Outlet Croatia, says in an interview for eKapija.

Our interlocutor says the plan is to open this shopping center in spring 2012, but the final decision will be made in agreement with the most important tenants.

- It will take only 4 to 5 months to finish the construction, but we are currently negotiating a change of the opening date. In the opinion of tenants, Roses Outlet shopping center is two years early, and opening such complex without additional brands, or with stores lacking goods, may have an adverse effect on people's opinion about the outlet concept. Serbs are familiar with international formats from abroad, and we want to offer them an equal standard from a start - Rogovic stresses.

As our interlocutor explains, the rent will be significantly lowered in the first phase because they want to make operations easier for their clients who will then be able to attract more buyers.

- Profits will come later. Buyers should have fun and enjoy themselves while also saving money on shopping at Roses Outlet shopping center. We want to offer top brands at very low prices, as well as various events.

The shopping center in Serbia will include the same brands as the one in Croatia. Among the companies that have their store in Croatia-based Roses Outlet shopping center are the following: Adidas, Benetton, Dolce & Gabbana, Tommy Hilfiger, Versace, Armani Woman, Puma, Valentino, Diesel, Polo Ralph Lauren, Christian Dior, Miss Sixty, Time Force, Pierre Lannier...

Rogovic explains that the first phase will see the arrival of brands that are already well known to the Serbian market because the outlet stores of a brand name are usually opened years after that brand enters the market.

When asked how Roses Outlet decided to enter Serbia, Rogovic replies:

- Since our company in Croatia is the leader in the region of Southeast Europe, Serbia is a logical choice because it has a very similar lease structure. Besides, a synergy will be created with the already opened Roses Outlet, which will benefit both tenants and buyers.

He points out that the municipality of Stara Pazova is chosen because of its ideal location. Namely, it is situated in the vicinity of one of the quickest growing traffic routes.

- Besides, this municipality will also get a link to the airport and the highway to Zagreb in few years, which is our second advantage. We are very satisfied with the cooperation with the municipality of Stara Pazova. It's nice to feel welcomed.

Our interlocutor says he knows there are many competitors in Serbia, but he stresses that they "do not run away from challenges."

Rome, Paris, Berlin

The complex is designed to encompass architectural styles of the region and entire Europe - for example, St. Peters will symbolize Rome, the Arc de Triomphe will represent Paris, the Brandenburg Gate symbolizes Berlin, etc.
