Banja Koviljaca expands to the river - Construction of boarding houses, hotels, sports and recreation center in the pipeline
(Banja Koviljaca)
The Loznica Directorate of Development and Town Planning - Urboplan, has completed the General Plan for Banja Koviljaca.
The Plan, of which design was financed by the City of Loznica, envisages the expansion of this spa resort to the north, which should activate Koviljaca's access to the Drina river.
There are many new facilities in the zone between the river and the center of Banja Koviljaca, such as residential, sports and recreation and catering facilities, health centers, etc.
Ljiljana Kolarevic, one of the Plan's authors, explains for eKapija that the plan is to make the banks of the Drina river directly accessible from the center of Banja Koviljaca and to build bicycle and walking trails alongside the river bank where the construction of sports and recreation as well as tourist and catering complexes is in the pipeline.
Green oasis requires new residential space
Anyone who visits Banja Koviljaca at least once will be impressed with its greenery, parks, architecture... Because of these protected areas, it was impossible to make some significant changes to the appearance of Koviljaca's center.
The plan is to build boarding house-like residential facilities, similar to the spa's traditional urban villas, in the belt surrounding the spa's health resort, in which the famous Special Rehabilitation Hospital is situated.
Since villas cannot be expanded but only reconstructed, these new facilities should boost the spa's accommodation capacity and strengthen the commercial nature of the spa's center.
Concretely, this Plan provides potential investors with an opportunity to have boarding houses with maximum two floors and attic built in Banja Koviljaca.
Air spa
In the mountainous part of the spa resort, on the slopes of Gucevo mountain, which serves as an air spa, it is possible to form tourist and catering as well as sports and recreation facilities, ethnic complexes and short ski runs in addition to a complex comprising weekend cottages and family residences.
Current hotel and tourist offer
Banja Koviljaca can currently offer 563 beds to tourists. Due to a growing need for the accommodation of those coming to receive treatment and rehabilitate at the Banja Koviljaca Special Hospital, private boarding houses are also expanding their offer.
According to our interlocutor, there is a need for boosting the accommodation capacity in Banja Koviljaca through both construction of elite hotel and catering facilities and expansion of the offer of private accommodation.
Indoor swimming pool project awaits investor
There is a zone for a sports and recreation complex in the vicinity of the spa's health resort, and the only design that has been finished to date is the one for an indoor swimming pool within the future complex. The ordering party is the Special Rehabilitation Hospital. Construction of that complex, which should be financed with the money from donations, has not started yet, and official offers from private investors are still awaited.
