Overview

Pančevo municipality is located in the south Banat region. The administrative center, the town of Pančevo is situated on the left bank of the Tamiš River, and is one of the most important industrial centers in Serbia. Besides Pančevo, the municipality also includes the following nine settlements: Banatski Brestovac, Banatsko Novo Selo, Dolovo, Glogonj, Ivanovo, Jabuka, Kačarevo, Omoljica and Starčevo, covering a territory of 755km². The Belgrade Airport is 40km away and Novi Sad almost 100km.

Population

Pančevo municipality has a population of 127,162. The majority of the population is Serbian; there are also members of 23 other nationalities. According to the most recent records there are 12,730 unemployed persons.

Economy

Nowadays, the Municipality of Pančevo is one of the most developed industrial centers in Serbia and the region as well. The town of Pančevo represents important industrial centre, particularly in the field of petrol-chemical processing industry, (including synthetic fertilizer plant, oil refinery, production of plastic products, cosmetics, etc.). There are also other significant industries present: aircraft construction plant, glass industry, electric bulbs production and brewery. Crop growing is well-developed with maize being the main crop. The cattle breeding industry, which provides the quality raw materials for meat processing industry is also well-established. The renowned Turkish trademark ‘’Efes’’, has its brewery in Pančevo.

Infrastructure

Since the pan-European corridors intersect the area, no. 7 - for inland navigation and no. 10 - for road railway networks, the municipality has a favorable strategic position. Very important international railway route Belgrade-Timisoara-Bucharest-Constance goes through Pančevo, with the railway track parting for Ukraine. There is the “Danube-Pančevo’’ Port is positioned on the left river bank on the 1,153rd km of the Danube water course covering the area of 21ha. It is very important transportation centre in Vojvodina, as in whole of Serbia. Pančevo is less than 20km away from the capital city of Serbia, Belgrade.

Tourism

The town of Pančevo has two main characteristics. It has a preserved original Pannonian small town nucleus. Secondly, it preserved culture and tradition of a country life. Pančevo lies on two rivers with beautiful banks with some particularly eye-catching localities, like the Forkontumac Island for example, which is the most attractive hiking location for the citizens of Belgrade.

LOCATION 1

Site: Industrial zone ‘’Mali Rit’’

Total area: 127ha 87a

Type of ownership: State and private property

Intended use: Sports and leisure activity facilities

Site description

The site is located on the Danube Corridor VII and on the principal road leading to Belgrade and it is distanced 1.5km from the city center, 500m from the railway road and 300m from the harbor.

Infrastructure

The site is not equipped with infrastructure/ public utilities. Power connection point is 800m away from the site and the water supply system is 500m away from the site. The main sewer is 300m away, and the gas pipeline is 400m away.

Additional information

The required permits already exist. The shortest possible period necessary for obtaining all the required permits and approvals for construction on the site is 30 days.

LOCATION 2

Site: Industrial zone – Danube Harbor, Pančevo

Total area: 85ha 58a

Type of ownership: State property

Intended use: Business premises

Site description

The site is located on the Danube Corridor VII and on the principal road, towards to Belgrade. It is distanced 2km from the city center and 300m from the railway road.

Infrastructure

The site has access to power and gas supply systems. Joints both for water supply system and to the main sewer are 500m away.

Additional information

The required permits already exist. The shortest possible period necessary for obtaining all the required permits and approvals for construction on the site is 53 days.

LOCATION 3

Site: Area for sports activities "Kotež“, Pančevo

Total area: 6ha 23a

Type of ownership: State and private property

Intended use: Sports and leisure activity facilities

Site description

The site is located in the residential area, 2km away from the city center, 250m from the county road, 250m from the railway road and 3km from the harbor.

Infrastructure

The site is partially equipped with infrastructure / public utilities. There is access to electricity and water supply system and sewerage reticulation. The Gas pipeline is not planned.

Additional information

The required planning and regulatory documentation already exists. Land lease for the period of 99 years is possible. The shortest possible period necessary for obtaining all the required permits and approvals for construction on the site is 53 days.

LOCATION 4

Site: Industrial zone “Kudeljarski nasip“, Pančevo

Total area: 4ha 60a

Type of ownership: Property of the municipality

Intended use: Construction of industrial plants and small-scale industry premises

Site description:

Structure size is 18,500m². The site stretches along the international motorway to Romania. It is 4km away from the city center, 50m from the county road, 1km from the railway road and 5km from the harbor.

Infrastructure

The site has access to electricity and water supply system is 50m away. Connection point to main sewer is 1km away. There is no possibility to connect onto gas pipeline.

The required planning and regulatory documentation already exists. The shortest possible period necessary for obtaining all the required permits and approvals for construction on the site is 53 days.
