Marina Dorcol Complex to Have Nearly 200,000 m2 of GLA, 564 Apartments, 39 Outlets, 68 Business Apartments, Two Kindergartens… – Request for Green Building Permit Filed (PHOTO)

At the end of September, the Secretariat for Urban Planning and Construction of the City Administration of Belgrade, issued the location requirements for the construction of Marina Dorcol, and now the investor, the company Sebre Marina Dorcol, has filed the request for deciding on the necessity of the environmental impact assessment to the Secretariat for Environmental Protection.

The planned construction zone is located in the oldest city core and encompasses the area of the former industrial zone Marina Dorcol in Lower Dorcol, in whose immediate surroundings is a river branch, the former Thermal Power Plant “Power and Light” with a portal crane, a pump station and the rail corridor of the Belgrade-Pancevo railroad.

According to the document, the construction of a complex with two basement levels, the ground floor and 13 floors above it is planned, with a total GLA of 195,853.35 m2, of which the aboveground GLA is 139,624.54 m2.

The Marina Dorcol complex will have a total of 564 apartments, 39 outlets, 68 business apartments, two annexes for preschool institutions and two side facilities in the function of technical infrastructure, as well as 1,181 parking spaces in underground garages, of which 62 are parking spaces for people with special needs.

The construction is planned to be carried out in seven phases. The complex consists of a total of 15 facilities.

The preliminary design was prepared by the company Dizajn Arhitektura, and as announced earlier, the construction of Marina Dorcol, which is supposed to begin in early 2024, has been entrusted to Exing B&P from Belgrade.

As they told our portal earlier, the total investment is worth EUR 300 million. Marina Dorcol was designed by the Czech architect Stanislav Fiala and Jelena Kuzmanovic of the partnership studio Kuzmanovic + Fiala.

The plans for the construction of a large residential-office complex in the Marina Dorcol location date back to 2006 when the city authorities leased this land for 99 years.

The investment company GBES announced in 2010 the construction of an exclusive residential-office quarter with a marina, and more about what that project looked like can be found in a separate article.

– The land was leased in 2006 for the purpose of the construction of commercial and residential space, with a sports facility, accompanying traffic routes, as well as pedestrian and green areas. According to the mayor’s decision from 2016, the investor’s right of lease had expired and, a year later, the renter terminated the contract with the Belgrade Land Development Public Agency by mutual agreement – stated Goran Vesic during the period when he was the deputy mayor of Belgrade.
