New business zone 50 km away from Belgrade – Ub is preparing 112-hectare space with heliport along with Corridor XI for investors

Only 50 km away from Belgrade business zone could emerge soon. Up till now, Ub did not use nearness of the capital but the construction of Corridor 11 could generate investments in that part of the Kolubara region.

As eKapija finds out in the Ub municipality, implementation of the production-business zone Ub on 112 ha is in progress.

- A Detailed Regulation Plan for the production-business zone was adopted so that we are now working on projects and we have started building some parts of the complex. Given an excellent position of our municipality, vicinity of the E-763 highway and the planned Ub knot, we expect a large number of investors and we have already been negotiating with some of them - Ub Mayor Darko Glisic says to our portal.

Untill now Ub has failed to attract big investors, so local self-government opted for starting the process of generating environment with more convenient investment climate which will produce capital, new vacancies and higher standard of living.

The Ub production-business area occupies some 112 ha and is located west of the city area of Ub. The route of the planned E-763 highway (Belgrade-South Adriatic) lies south and southeast of the location, and the future Ub knot will also be built nearby.

The location right next to the highway will make the production-business zone Ub more attractive and more available for potential investors.

Road construction comes first

The Detailed Regulation Plan the Arandjelovac-based Arihplan company was responsible for was the first step towards this zone.

- The direct objective of the Detailed Regulation Plan is to create legal and planning framework for changing the purpose of the agricultural land into construction land with defining urban conditions for the construction of production-business facilities with essential traffic and communication infrastructure. The subject area is still undeveloped - Dragana Biga, director of Arhiplan, says to eKapija.

In the current situation, the municipal road OP-1008 passes through the area covered by the Detailed Regulation Plan. The traffic solution concept calls for the construction of new traffic network, some 8 km long, which forms blocks and enables access to construction lots.

- The planned road which starts from the Ub knot, passes through the production-business zone and joins the municipal road OP-1008, makes up the foundations of the new traffic network. The solution implies implementation in stages – Biga explains.

The main gas pipeline RG 05-06 Belgrade-Valjevo is planned to be built alongside the route of the future E-763 highway. Its construction will generate conditions for the construction of gas distribution network which will allow for the supply of natural gas to consumers.

Construction of the new 35/10 kV substation is also in the pipeline, and so is the construction of a number of 10/0.4 kV substations necessary to facilitiate the supply of electricity.

Facilities in business zone

When it comes to the purpose, a wide range of production-business activities are planned to take place on the 112 ha area.

As we were told at the municipality, investors can build industrial and agro industrial facilities, production and service crafts facilities, warehouses i.e. outdoor and indoor warehouses, commercial-service facilities, administrative buildings, service facilities, goods-transport facilities …

- When defining the size of the complex of every investor separately, the local self-governance opted for complexes of 1 ha to 5 ha. The Detailed regulation plan did not leave out set up of smaller and bigger complexes than mentioned. The intention of the local self-governance is to carry out marketing and promotion of the zone, aiming at construction of companies’ complexes, first of food industry - Dragana Biga mentions.

Since Ub does not have a heliport, the Plan implies construction of the runway for helicopters. Apart from that, cycling path is also planned. Namely, since production-business zone is immediately near the city settlement Ub, there is an option to use cycling traffic so the employees can use this transport means.
