Dunavske Terase awaits tenants - Aramont builds 57,000 sqm business and residential complex in Belgrade

The Serbian capital city will get another residential and business complex by the end of 2013. Due to its vicinity to the largest river in Serbia, this complex has got the name Dunavske Terase (the Danube Terraces). Works are already underway on the building site at 1 Vojvode Micka Krstica Street, which is exactly 3.5 kilometers away from Republic Square in downtown Belgrade.

This complex belongs to the borough of Palilula, that is, the Karaburma neighborhood, and its special value is the fact that it is situated near the Danube river (500 meters away), in a zone that is targeted for development.

Dunavske Terase will include both office and residential space and have a gross floor area of 57,000 square meters.

The investor is Belgrade-based Aramont, the author of all designs is MS Projekt, while the contractor is Exing B.

Apartments with the view of the Danube

The complex will consist of 579 units, 486 of which will be residential spaces.

So future tenants will be able to choose between 270 apartments, 162 business suites and 54 studios. All housing units are modern and functionally designed, and the offer includes 1.5-, 2-, 2.5- and 3.5-room apartments.

Given that this is a big complex, there will also be a garage for 535 vehicles.

What "business tenants" should expect

The business part of the complex Dunavske Terase will comprise 93 outlets and a garage for 60 vehicles. There will also be a multifunctional space intended for a supermarket and various outlets: stores, bank and post offices, exchange offices, beauty parlors, kindergarten, foreign language school, medical offices, fitness centers, restaurants, playrooms, etc.

Construction and equipping of the complex

People at Aramont say that the complex is designed on the highest level in terms of public facilities, availability, accessibility and the quality of life. It is brought in line with contemporary principles of construction, which will ensure its energy efficiency.

Our interlocutors from Aramont point out that this is "the first complex in Serbia to obtain an energy efficiency passport." We are also told that top-quality equipment and high-category building materials are used. Entrance doors to flats are security doors, while all internal doors are of high quality. All rooms in housing units will feature a first-class oak parquet flooring, while the floor in kitchen and bathroom will be covered with first-class ceramic tiles.

When will these units be available?

Construction of this complex will be carried out in phases, and first tenants are expected in late May 2013. The plan is to finish the entire complex and make it completely ready for tenants by 31 December 2013.

Considering that the offer includes apartments and outlets of various sizes and for different purposes, the prices of these units will also differ from each other. However, as Vera Vucic from Aramont says to eKapija, the future tenants of Dunavske Terase will have to set aside approximately EUR 1,350 per square meter plus the VAT of 8 percent, which is about EUR 1,458 per sqm, if they decide to buy a turnkey space.
